One Madison is a luxury residential condominium tower on 23rd Street across from Madison Square Park in the Flatiron District, designed by Rem Koolhaas with Cetra/Ruddy and interiors by Yabu Pushelberg. Construction began in 2006 and topped out in 2010, but financial difficulties left the building unfinished for three more years before its 2013 completion. At 621 feet with 51 residential units across 60 stories, it is one of the slenderest buildings in the world, with a height-to-width ratio of 12:1.
the building
Extreme slenderness. At a height-to-width ratio of 12:1, One Madison ranks among the slenderest buildings in the world, rising 621 feet over 60 stories with only 51 residential units.
Air-rights construction. The site lies outside the surrounding historic districts, such as Ladies' Mile and Gramercy Park, allowing the tower to be built as of right using air rights transferred from the shorter buildings around it.
the style
Rem Koolhaas designed the tower in a postmodern idiom, working with Cetra/Ruddy on execution and Yabu Pushelberg on interiors.
