One Logan Square is a 31-story, 400-foot office tower completed in 1983 by Kohn Pedersen Fox Associates, built as part of a $120 million joint venture between INA and Urban Investment and Development Co. that also produced the adjoining Four Seasons Hotel, now the Logan Hotel. Zoning at the time barred buildings over 80 feet facing Logan Square itself, so the low-rise hotel was built fronting the square while the office tower rose behind it.

the building

A zoning workaround. Because height limits along Logan Square capped street-facing buildings at 80 feet, the developers placed the low Four Seasons Hotel on the square and tucked the 400-foot office tower behind it, satisfying the zoning while still building a full-scale high-rise.

An anchor tenant's stake. Law firm Morgan, Lewis & Bockius signed on as an anchor tenant at construction and negotiated an equity stake in the building as part of its lease, tying the firm's fortunes directly to the tower it occupied.

the style

Postmodernism (c. 1975–1995): Classical bits quoted at the wrong scale in bold colors: columns, pediments, and keystones with a wink.
